The Project Manager is responsible for managing major capital improvement projects as planned in acquisition pro formas. This individual will serve as the primary contact across multiple groups and key stakeholders to help ensure successful, on time and on budget execution of various capital improvement projects including clubhouse renovations, landscaping enhancements, exterior paint projects, apartment unit upgrades, common area and amenity area improvements, and others specific to each community / asset.


  • Act as the “hub” of communications between ownership, investors, construction team, on-site teams and designers, while gathering and organizing project feedback
  • Track project costs, timelines and requirements of multiple concurrent construction projects
  • Work with Director of Construction Management to develop project scope and bid documents
  • Manage contracts and all necessary communication in an efficient and effective manner to improve overall project execution
  • Develop dashboards and reports to key stakeholders for managing, communicating and performing to critical project dates
  • Responsible for bidding, procuring, contracting and managing third party designers and architects; also responsible for change order management
  • Facilitate monitoring of renovation to ensure all key stakeholders are consulted, informed and held accountable; build consensus among those stakeholders at each point in the construction process


  • Bachelor’s degree from four-year college or university; and 7-10 years project management experience and/or training; or equivalent combination of education and experience
  • Demonstrated leadership in prioritizing and supporting conceptual CAPEX project development
  • Ability to establish priorities, manage time effectively, work and proceed with objectives and projects independently
  • Ability to utilize appropriate managerial and positive interpersonal approaches to guide/coach departments and individuals toward task accomplishment
  • Ability to handle and resolve unexpected problems and handle changes in priorities in a fast-moving, fluid environment
  • Knowledge of general construction practices and permitting / zoning requirements
  • Ability to perform financial analyses and to model alternatives
  • Excellent planning and organizational skills
  • Excellent listening, oral and written communication, negotiation skills, and strong attention to detail
  • Strong analytical ability and experience with strategic planning processes and procedures
  • Experience with managing contracts
  • Experience with change order management
  • Proficiency in Excel, Word and Outlook; ideally experience in other programs such as Smartsheet, Sketch-Up, Microsoft Project, etc.
  • Bilingual a plus
  • Ability to travel 25-50% is required
